LA IGUANA HOABasic Rules and RegulationsThe Rules and Regulations at La Iguana are very basic and straight forward. Only 2 units have been sold in this Complex since it was built 14 year ago and because the owners of the units have basically been the same since the Complex was built they have been able to put in place Rules and Regulations that work for everyone. Courtesy and good manners are practiced at La Iguana with harmony being the result amongst the owners and their guests. Some of the basic Rules and Regulations are:
These are some of the basic Rules and Regulations and upon a signed contract the formal Rules and Regulations of the La Iguana Association as well as the Bylaws will be given to the potential purchaser. Included in the Monthly DuesAt La Iguana a certain Lifestyle of Exclusivity is expected by the owners and is also afforded to their guests. At La Iguana we have an ALL INCLUSIVE Monthly Fee - paid in advance every 3 months - that includes ALL of the Associations yearly and monthly costs. There are NO EXTRAS and NO SPECIAL ASSESSMENTS at La Iguana. There are NO DAILY USER FEES at La Iguana for either the owners or their guests when their unit is occupied. When your unit is occupied there is DAILY maid service. When the unit is unoccupied it is cleaned TWICE weekly. At La Iguana there is a NO TIPPING POLICY but because the owners at La Iguana have adopted the philosophy that well paid staff are happy staff we have set up a program to replace the earnings lost to the NO TIPPING POLICY. Every three months each staff member is evaluated and in lieu of the daily tips the staff would normally earn they can receive a bonus according to their performance. This means that all the staff can have higher than normal salary levels if they earn it and in that way ALL staff are given the opportunity of earning extra if they perform well - not just the ones that come in direct contact with the owners and their guests. With this policy in place ALL the La Iguana staff strive for excellence and it is a sought after development to work in. For La Iguana and their Owners as well as all of the staff it has proven to be a win win situation all around. The Onsite Restaurant operation and the cooks salary is INCLUDED in the Monthly Dues. The cook is at your convenience from 8 am until 8 pm - 7 days a week. There is a nominal charge in the restaurant to cover food costs only. Once again there is a NO TIPPING POLICY in force in the restaurant. During Holiday Seasons there are extended hours in the restaurant. Wireless Internet is INCLUDED in your Monthly Dues. You receive your password from the Managers Office to enable you to get online. Your Propane Gas for your hot water and cooking is INCLUDED in your Monthly Dues. The Water Usage Fees and Garbage Pickup and Disposal Fees are also INCLUDED in your monthly Dues. Your maid will take your garbage out for you every day. Any minor repairs done in your unit by the maintenance staff is INCLUDED in your monthly dues. The only time you will be charged is when outside maintenance people have to be called in. The La Iguana Homeowners Association carries an insurance policy that INCLUDES Earthquake Insurance. Very few of the Condominium Developments in the area carry Earthquake Insurance as it is extremely expensive. When owning coastal property in Mexico Earthquake Insurance is something that you should definitely have to protect your investment. This Earthquake Insurance is INCLUDED in your monthly dues at La iguana. As you see La Iguana has put much thought and effort into the operations at La Iguana. It is an efficient and well cared for development and one that the owners are very proud of. With our ALL INCLUSIVE Home Owner Dues there are NO EXTRA FEE surprises - you know one year in advance what your TOTAL COSTS will be for the following year. When looking at purchasing in La Iguana remember the "Apples for Apples" concept and the amenities they have in comparison to other developments in the area. You will be surprised to see that when using the "Apples for Apples" concept that the dues at La Iguana are a bargain.
